British house builder Barratt Homes has reported a 45% surge in profits.
Barratt said better access to mortgages and the government's Help to Buy scheme had helped its profits to jump up to £565.5 million.
However, the house builder added to concerns that not enough houses are being built - suggesting demand remains strong, and outweighs supply.
Barratt's chief executive, David Thomas said: "The new financial year has started very well; we have a strong forward sales position."
The average price of a Barratt house is now £262,500 - up 8.7% from last year.
